Summary of the session:

Matthew Lowry will be presenting an overview of the new Renters’ Rights Act 2025 (“the RRA 2025”) which represents the biggest shake-up of the private rental sector in over 30 years, aiming to rebalance tenant and landlord relationships and raise the standard of housing. Matthew will discuss the effect this will have on property owners and their insurers and explain how they can adapt to this new legislation.

Learning objectives:

  • The key provisions of the RRA: The abolition of non-fault evictions (s.21 Housing Act 1988), the end of fixed-term tenancies, decent homes standard, and rent controls.
  • Impact on property owners: The likely increased legal costs incurred by landlords wanting possession of their properties, increasing regulatory/compliance obligations, and the expected market changes.
  • Impact on insurers: Likely increase in property damage claims by landlords, effect on policy premiums, exposure to increased risk, and how insurers can adapt.
  • Practical steps for landlords: How landlords can ensure compliance with the RRA 2025.
