In this IIL Property Investors Seminar, intended for those new to this sector of the profession, Laura Frost, Jaymin Patel, Dave Cahill & Paul Kelly provided an overview of Construction and Contract Works Insurance.

They looked at the parties involved in a contruction contract: JCT contract conditions; CCIP and OCIP; cover provided under existing property insurances; project specific contract works insurance; advanced loss of profit; existing structures; JCT 6.5.1; public liability; Joint Code of Practice and water damage on construction sites.

By the end of this lecture members would have gained an insight into:

  • What contract works cover is provided under a typical Property Owners wording
  • The implications for Property cover on existing buildings incl. where the Employer is not the landlord or freeholder
  • Contract works insurance and what are the benefits of an Owner Controlled Programme (OCIP)
  • The main types of cover available under an OCIP e.g. loss of income/delayed start up (DSU), JCT clause 6.5.1 perils and PL
  • Risk management on construction sites - Joint Code of Practice
